Patio Cleaning
Cumbria & Lake District
Green slabs, black spots and moss in the joints make even a good patio look tired and slippery. Lakes Master Clean is a family-run team with over 10 years’ experience cleaning patios and paths across the Lake District and Cumbria. We clean every surface carefully to suit the stone, send you photos of the finished job, and give you a clear price before we start.
What's included:

Moss, weeds and debris cleared from the joints
Green algae, black spots and lichen treated
How we clean your patio
Every patio is different, so we match the method to the surface. Natural stone like Indian sandstone and Westmorland slate needs a gentler touch than concrete or block paving, so we use low-pressure steam cleaning to lift dirt and growth without damaging the stone or washing out the joints. Stubborn black spots and lichen are treated separately, then the whole area is rinsed and left to dry. A typical patio takes around half a day to a day, depending on size and condition.
For driveways and block paving, see our pressure washing service. For stone walls and buildings, see stone cleaning.
What we clean:
Indian sandstone:
The most popular patio stone in the UK, but it's porous, so it stains easily and suffers from black spot lichen.
Indian sandstone:
The most popular patio stone in the UK, but it's porous, so it stains easily and suffers from black spot lichen.
Westmorland slate and local stone:
Traditional Lakeland stone that needs careful cleaning to keep its natural colour.
Porcelain:
Hard-wearing, but it still collects algae, leaf stains and dirt in the joints.
Common patio problems we fix:
Cumbria’s damp climate and shaded gardens make patios a perfect home for moss, algae and lichen. Left untreated, they make slabs slippery and can shorten the life of the stone.
Black spots:
Small black marks on sandstone are usually lichen rooted into the stone. Jet washing alone won't shift them, so they need a specialist treatment.
Green algae:
The green film that builds up in damp and shaded areas, and the main reason patios turn slippery in winter.
Lichen:
Crusty grey or white patches that grip the surface and come back unless the roots are treated.
Moss and weeds between slabs:
Growth in the joints loosens slabs and lets water in underneath.
Rust and leaf stains:
Marks from furniture, plant pots and fallen leaves that sink into porous stone.
How much does patio cleaning cost in Cumbria?
Getting a price is quick and easy. Just send us a few photos of your patio and a rough idea of its size, and we’ll give you a free, no-obligation quote. You’ll know exactly what it costs before we book you in.
Will jet washing damage my sandstone?
High-pressure jet washing can damage soft stone like sandstone, stripping the surface and washing out the joints. That’s why we use low-pressure steam cleaning on natural stone, which cleans deeply without harming it.
Can you get rid of the black spots on my patio?
Yes. Black spots are lichen that has rooted into the stone, so they need a targeted treatment rather than just washing. Most fade significantly after treatment, though very old spots can leave a faint mark.
How long will my patio stay clean?
Usually one to two years, depending on how shaded and damp your garden is. A biocide treatment or sealing after cleaning helps slow regrowth and keeps it looking better for longer.
Why is my patio so slippery?
Algae and moss hold moisture on the surface, which makes slabs slippery, especially in autumn and winter. A deep clean and treatment removes the growth and makes the patio safer to walk on.
Do you clean driveways too?
Yes. We clean driveways, block paving and paths as part of our pressure washing service.
How often should a patio be cleaned?
Once a year keeps most patios looking good, and spring is a popular time to get it ready for summer. Shaded or north-facing patios in wetter parts of Cumbria may need it more often.
